Remodeling with passion (How far to go?)
Property remodeling (whether it is your home or business) can reward you with high expectations of buying another and moving on. However the current situation in the economy presents other issues with the philosophy of buying to let and residential developments.
In the coming months we will show you a current live project where we will look at the pros and cons of remodeling your home. We have begun with the basic plans and in the coming weeks we will decide which walls are going and what’s staying. How much space did we gain and is it worth it? Then we move into specifying the house interior, including new kitchen, bathrooms, bedrooms, home office and much more.
The house we have chosen was built during the seventies and needs some updating inside and out. This property has had some work done to it over the years, where the owners had small extension built to the back and sides together with a dormer. The new owners wanted this house to become their family home and felt it offered them a good investment over the next five years.
Contractors update 2011: Arranged appointments on site with the builders in order to quantify all building and structural modification. This meeting went well and we were able to make informed decisions based on qualified experience, all our original plans and ideas were quantified to develop further.
Design update 2011: At this point we now needed to see how the house might look after the modifications, the final design will then be resolved and later the new plans can be submitted for planning permission. So we decided to produce some CAD visuals detailing each house after remodeling. This really helps to visualize the property before moving on to choosing a final resolved idea. Below are some of the ideas we have shown our client including various roof and dormer extension designs.
Work began by removing the original walls and positioning the steels or RSJ beams. We are planning to have a large open plan kitchen attached to the dining room and lounge area and will need extra support for the open plan contemporary look. At this stage our plans for the proposed second floor dormer have been submitted for planning permission & approval. Shown below are our development photgraphs of the project, and we will be updating the site information during the next couple of months as work progresses.
